Masonry Contractor in Santee, CA - Block and Retaining Walls Built for Your Lot
K&L Chula Vista Concrete & Masonry is a masonry contractor serving Santee from our base in Chula Vista. We build and repair block walls, retaining walls, brick, stone and pavers for Santee homes, and I explain each one.

Masonry work for Santee homes
Santee is mostly neighborhoods of single-family homes, and a lot of them sit on lots that step up or down a hillside. That shapes the calls we get there. Most are about walls, like block walls along the side and back property lines and retaining walls holding a terraced backyard in place. We also see the odd brick planter, fireplace or paver walkway that's started to come apart. We're based in Chula Vista and work across the San Diego area, from Imperial Beach on the coast up through El Cajon and Santee.
On a sloped lot a wall is doing real work holding soil back, so what's under it and behind it matters more than the face you see. The footing, the drainage behind the block and how the wall ties into the slope are what I look at first.
What to expect when you call us about a Santee job
Call or send a message
Call (619) 257-1054 or fill out the form and tell us what you're seeing at your Santee house. We'll set a time that suits you for me to come out.
I come look with you
I walk the job with you, show you what I see and ask what you need the wall to do, then send you a written estimate. Price mostly turns on the wall's size, how much old work has to come out and the material you pick, so you'll see each of those spelled out.
We handle the city permit
If the job needs a permit, we apply online with the City of Santee Building Division, line up the inspections and keep you posted. The city takes every building submittal online and isn't offering expedited review right now, so that step usually sets the start date.
We build it, then walk it
I run the work on site with our crew, and you don't have to be home as long as we can get into the yard. When it's finished, we walk the job together so you can see what we did and ask about anything.

What signs mean your Santee wall needs a look?
Santee yards lean on their walls, especially on sloped lots, and a small crack or lean usually grows once the soil behind it keeps pushing. Here's what to watch for.
- Stair-step cracks in block joints
- Wall tipping toward the yard
- Mortar crumbling out of joints
- White crust on brick or block
- Water seeping through the wall face
- Loose or missing cap blocks
Should you repair or rebuild a Santee block wall?
If the wall still stands straight and the cracks run through the mortar, a repair usually makes sense. We can repoint the joints, replace a few broken block or reset a loose cap, and the wall keeps doing its job. That's often the case with garden walls and property-line walls that just have some age on them.
A lean is different. When a retaining wall tips toward the yard, the trouble is behind it, in the soil pushing on it, the drainage or the footing, and patching the face doesn't touch any of that. On a leaning wall I'd rather rebuild the section than patch it. I'll also tell you plainly that I can't always see how far the damage goes until we open up the back of the wall.
Why a nearby mason makes sense in Santee
Hiring someone close by means the person who looks at your wall is the person who runs the work. I come out to every job myself and I'm on site with our crew, so nothing gets lost between the estimate and the build. If something turns up once a wall is open, you hear it from me that day, standing in your yard.
I started this business in Chula Vista in 2023 after learning the trade next to experienced masons. When you're getting bids, ask each one who'll be on site and why they'd build it the way they describe. The answers tell you a lot.
Straight answers for Santee homeowners
I care that you understand your own house. When I look at a wall, I show you the crack, tell you what I think is behind it and admit what I won't know until it's opened. You decide with the facts in front of you, and I'd rather lose a sale than sell you work you don't need.
On site we keep the work area tidy, protect your plants and paving where we can and clean up at the end of each day, because your time and your yard matter to us. Your satisfaction, guaranteed.
You'll understand what's wrong with your wall, why we'd fix it the way we would and what the job involves before you decide anything.

Santee masonry questions, answered
How do I know if my retaining wall needs a permit in Santee?
Call the city's Engineering Department at 619-258-4100 Ext. 167 first, because the city asks owners to check with them before beginning any wall. The city's list of work that doesn't need a building permit covers retaining walls up to 3 feet tall, unless they hold up extra weight above them, like a driveway or a slope, or hold back liquids, and a new wall may still need a grading permit from Engineering. When yours needs a permit, we pull it and line up the inspections.
Does a block wall or fence in Santee need a building permit?
The city's no-permit list includes fences up to 6 feet tall, but it measures from the bottom of the footing to the top, so the part below ground counts. A block wall that looks well under 6 feet from the yard can go over once you add the footing. The city also asks you to check location and height with the Planning Department and Padre Dam, and I'd do that before we dig.
Does an out-of-town masonry contractor need a Santee business license?
Yes. The city requires anyone doing business in Santee to hold a city business license, and that includes companies based in other cities that come in to work. It's a fair question to ask anyone you're getting bids from.
When does a contractor need a California license for masonry work?
The state Contractors State License Board requires a license when the project needs a building permit or uses employee labor, or when labor and materials on one or more contracts for the project add up to $1,000 or more. Most wall and brick jobs clear that easily. We're licensed and fully insured.
How much does a new block or retaining wall cost in Santee?
I can't give you an honest number until I've seen the lot, because the price comes down to the wall's length and height, how much soil it holds back and how much old wall has to come out. On a hillside, getting block and materials up to the back of the yard adds labor, and a wall that needs a permit adds that work too. I'll go over each of those with you on site and put it in the written estimate.
What causes block walls to crack and lean in Santee?
Usually it's the soil behind the wall pushing harder than the wall was built to take, often because water can't drain out from behind it or the footing is too small for the height. On a sloped lot that push never lets up, so a small lean tends to grow. I can't always tell which cause it is until the back of the wall is opened, and I'll tell you that plainly.
